Stowers Lane is almost 200' in elevation.

Or about 190' above sea level at Pensacola Bay.

This is why there has never been an effect from hurricanes.

 

 

 

 

 

There are two existing lovely brick homes at the end of Stowers Lane, just past Providence Lane.

Elton and Doris' house and expansive yard borders the 4 new homes to be built.

 

The school teacher's home across the street.

The four new homes to be built will share Providence Lane.

At your request we will mail you a full 24" x 36" blueprint plan.

The blue lines are property lines. 

The paved private shared laneway, Providence Lane is black.

Red is for house locations and individual driveways.

Purple is for septic systems, and tree lines are in green.

The four new homeowners will use the private Providence Lane that

is for them only, and not for public use.

Each surveyed building lot has 70 feet or more of frontage on Stowers Lane,

and doesn't have to be sold to family members like elsewhere.

Santa Rosa County planners endorsed this concept and approved the plan.

 

Two of these beautiful three and four acre lots are for sale and ready to build.

On March 11, 2006, Benchmark Surveying prepared the official Metes and Bounds Map

submitted into the Santa Rosa County Land Records.

(24" x 36" paper copy is also available to you.)

By May, plans from other developers will no longer be approved unless the developer

agrees to build a detention pond. This will drive land prices higher.

The savings from not building a pond are passed onto you now.

To help you and your home builders, we are adding these features which are included in the offering price:

    *  Peter, the Professional Engineer is designing the septic systems and drinking water locations

        for Health Department approval.  All lots have been soil tested by the Department technician.

        Results: 

        Perfect soils with no groundwater intrusion on three lots, and mottling at 52" on one lot.

        The auger went down seven feet deep in beautiful well drained sand.

        No impervious hardpan layer was encountered.

        So septic system construction will be inexpensive.

        There is no need to truck in a sand mound.

 

        Note that these good results also mean that drainage and water rain flow at the house foundation

        and on the grounds will be no problem.

   

    *  Installed underground power - working with Escambia River Electric Cooperative, Inc. for

        the site's underground power layout. Three splitter boxes have been installed to within 200'

        of each proposed house.

    *  Propane Gas service is available from Cooperative Propane in Jay at 675-3222. (Steve Allan)

        121 or 250 gallon tank rental at $48. / year and $55. to set. Price is about $2.15 per gallon.

    *  The water line was recently installed along Providence Lane for your convenience,

        giving you the choice of a well or community water. There is a hydrant for all 4 houses.

    *  Peter, the Professional Engineer will prepare your individual site blueprint required for

        your Building Permit. 

        This site plan includes your house footprint, septic system approved design

        and drinking water locations. 

        You simply submit your house plans to him when you are ready to build.
